The base price is the starting point, not the total cost. Every buyer should understand the full cost structure before committing. For a Sobha Limited product, this rate is significantly lower than what the developer charges in established Bangalore corridors. Sobha projects in Sarjapur Road, Whitefield, and Hebbal typically command ₹18,000-25,000+ per sq ft, reflecting both the location premium and the brand premium. At Hoskote, the lower rate reflects the area's current stage of development, not a reduction in build quality or material specifications.

The 3 BHK Grande at 1,811-1,825 sq ft is the highest-volume configuration with 1,608 units, which is where the developer expects the deepest demand. At ₹2.73-2.94 Cr, this positions the product in a sweet spot for families upgrading from existing apartments in the ₹1.5-2 Cr range who want significantly more space and a township lifestyle. The 1 BHK at ₹1.09-1.17 Cr represents the lowest entry point into a Sobha product in Bangalore, which opens the project to first-time buyers and investors who would otherwise be priced out of the Sobha portfolio.
