Phase 1's 46.10 acres accommodate 18 high-rise towers arranged to maximise inter-tower spacing and optimise views. At 45-54 floors, these towers create a distinctive skyline on the eastern Bangalore landscape, and the spacing between them matters critically for light, ventilation, and privacy on lower floors.

The mixed-use components are integrated rather than segregated. Retail high streets and commercial blocks are planned within the township framework, creating walkable destinations for daily needs, dining, and services. This is the difference between a township and a residential enclave: Sobha World City is designed to generate its own economic activity rather than depending entirely on external infrastructure. For residents, this means that over time, the daily commute for essentials shrinks as the township's commercial layer matures.

The landscape design centres on water features. The bio pond, pond deck, and meandering stream form a continuous natural corridor through the site. These water features serve both aesthetic and environmental functions: they manage stormwater, create micro-climate cooling, and provide the visual anchor for the township's public spaces. The two clubhouses are deliberately separated. The Phase Clubhouse at 40,000 sq ft serves the immediate Phase 1 towers, while the Community Clubhouse at 1,50,000 sq ft is the township-level anchor. This dual-clubhouse model prevents the weekend crowding that plagues single-clubhouse projects and ensures that residents at different ends of the development have comparable access to amenities.
